I am about to make an offer on my first home and the agent says that I can make it unconditional to be more competitive. I am nervous about the risk. What conditions do buyers usually include, and are there dangers in going unconditional?

Buyers commonly make an offer conditional on finance, a satisfactory building inspection, a review of the Land Information Memorandum from the council, a satisfactory review of the title and other documents, and sometimes on insurance being available. Conditions give you a period to investigate and withdraw if problems arise, but they can make your offer less attractive. Going unconditional means you are legally bound to buy regardless of what you later discover or whether your finance is approved, so you could lose your deposit or face a damages claim if you cannot complete. Never go unconditional without arranging finance, a building report and a lawyer review of the agreement. The standard agreement for sale and purchase is a legal contract, so have your lawyer check it before you sign.
